Our Land and New Homes department run by Vari Bowling (Partner) is centralised at our flagship office in Leatherhead, Surrey. As well as land acquisition, we provide a specialist sales and marketing service for new developments to housebuilders, private clients, and funders of residential projects.
The dedicated new homes team, Vari Bowling, Madeleine Burley, Michelle Manester, and Anne-Marie Whitcombe, have a wealth of experience and deals with projects across the whole of the Mole Valley, Epsom and Ewell and the district of Reigate & Banstead. Our track record has earned Patrick Gardner the enviable reputation for providing the best knowledge and expertise for our clients in this specialist area.
Having enjoyed a varied career in media and publishing Vari decided a change of direction was called for after the birth of her second child Grace. Joining Patrick Gardner Residential in 2000 as a member of the Land and New Homes team her breadth of knowledge and drive saw her rapid advancement culminating in becoming a full partner of the firm in 2013.
In her spare time, Vari likes to spend time enjoying a wide range of activities with her husband and children.

BA (Hons) - For over 20 years Michelle has worked in both advertising agency and client-side marketing roles and has developed an extensive understanding and wealth of experience in property marketing. During this time, Michelle headed up the northern office of an established property advertising agency, subsequently worked for an award-winning developer and is now joint owner of a design and marketing agency. In her spare time, Michelle has a passion for cooking, spending time with her family, skiing and going on adventures in her Land Rover Defender!

BA Hons - Anne-Marie has spent twenty years working in both residential and commercial property. She has lived and worked in London, New York and has now settled in the Surrey Hills. She has a good knowledge of Leatherhead and Surrey, which is helpful guiding prospective buyers. Anne-Marie enjoys walking in Polesdon Lacey with her cockapoo, and spending time her husband and two sons.

MNAEA – Madeleine began her agency career in Dorking in 2017. Since then, she has qualified as a Member of the National Association of Estate Agents whilst also gaining a high level of conveyancing experience through her time at a local solicitors. Having grown up in the surrounding villages of Dorking, Madeleine has unparalleled knowledge of the Mole Valley, which proves valuable when dealing with buyers and sellers.
She lives locally with her Partner Jake and two cocker spaniels, Alfie and Monty. Madeleine has a passion for country pursuits and can often be found horse riding or walking the dogs in the Surrey Hills. When she isn’t in her wellies, Maddy can be found singing in her band at local pubs and festivals.
